Terms of Service & Host-Guest Agreement

Last updated: 16 October 2026

These Terms govern your use of the ParkingShare Australia platform, operated by Aplus Service Pty Ltd (ABN 15 624 515 082) of Hume, ACT, Australia. By creating an account, listing a space, or making a booking, you agree to these Terms under Australian law, including the Australian Consumer Law (ACL).

1. About the Platform

ParkingShare Australia is a peer-to-peer marketplace that connects people who have spare space (parking, storage, warehouses, offices and workspaces) with people who want to rent it.

Aplus Service Pty Ltd acts solely as an intermediary connector. We are not a property manager, real estate agent, bailee, bailiff, insurer or storage operator. We do not own, control, inspect or occupy any listed space, and we are not a party to the rental arrangement between Host and Guest, except as described in these Terms.

2. Accounts & Eligibility

You must be at least 18 years old and capable of forming a binding contract to use the platform. You agree to provide accurate registration details, including your name, Australian mobile number and address, and to keep them up to date.

You are responsible for all activity under your account and must keep your login credentials confidential. We may suspend or terminate accounts that breach these Terms or applicable law.

3. Host Obligations

Hosts warrant that they own the listed space or hold all rights, leases, body-corporate or strata consents required to rent it out, and that the listing description, photos, price and availability are accurate.

Hosts must ensure the space is safe, lawful to use for the listed purpose, and reasonably matches the listing. Hosts are responsible for their own tax obligations (including GST where applicable) and for holding any insurance they require.

Hosts must not list spaces that are unsafe, unlawfully obtained, or subject to restrictions prohibiting subletting or commercial use.

4. Guest Obligations & Prohibited Use

Guests must use the space only for the purpose described in the listing, follow the host's access instructions, and leave the space in the condition it was found.

The following are strictly prohibited in any listed space:

  • Hazardous, flammable, explosive or toxic materials
  • Illegal goods, stolen property or unregistered firearms
  • Perishable goods, live animals or human habitation
  • Any activity that breaches Australian law or the rights of neighbours

Guests are responsible for their own vehicle, belongings and liability insurance while using a space.

5. Bookings, Payments & Escrow

When a Guest books a space, the full payment (listing price plus platform service fee) is processed securely by Airwallex in AUD. Host settlement is delayed; this is not a representation that a regulated escrow or trust account has been established.

Payout to the Host is scheduled 48 hours after the booking start time, allowing for the 24-hour refund and dispute window. The platform deducts its commission automatically at payout: 0% host service fee for the first 30 days after a space is first listed, and a standard 10% host service fee thereafter. The net amount is paid to the Host's nominated bank account.

All prices are in Australian Dollars (AUD) and, where applicable, inclusive of GST.

6. Cancellations, Refunds & Disputes

Guests may cancel at least 24 hours before the booking start time for a 100% full refund, with zero cancellation or processing fees. For guest cancellations within 24 hours of the start time, only the first 24-hour rental period fee is non-refundable. Any remaining balance for subsequent days, together with the platform service fee, is refunded. If the booking is shorter than 24 hours, no more than its rental fee is retained.

If a Host cancels a confirmed booking at any time, the Guest is entitled to an immediate 100% full refund. We submit the refund immediately; the time it appears in the Guest's account depends on Airwallex and their bank. These are our platform cancellation terms, not a statutory cancellation schedule prescribed by the Australian Consumer Law.

If a Guest files a dispute within 24 hours of the booking start time, the escrow payout is placed on hold and reviewed by our team. We may release the payout to the Host or refund the Guest, at our reasonable discretion, after reviewing evidence from both parties.

Nothing in these Terms limits your rights under the Australian Consumer Law, including any consumer guarantees that cannot be excluded.

7. Liability & Indemnity

The platform does not provide insurance for damage, theft, personal injury or property loss. Spaces are used entirely at the Host's and Guest's own risk.

To the maximum extent permitted by law, Aplus Service Pty Ltd is not liable for any property damage, loss, personal injury, death, or consequential loss arising from the use of a listed space, the conduct of a Host or Guest, or the condition of a space.

Hosts and Guests each indemnify Aplus Service Pty Ltd against claims, losses and expenses arising from their breach of these Terms or their use of a listed space. Our aggregate liability, to the extent it cannot be excluded, is limited to the service fees paid to us for the relevant booking.

8. General

These Terms are governed by the laws of the Australian Capital Territory, Australia. Disputes are subject to the exclusive jurisdiction of the courts of the ACT.

We may update these Terms from time to time; continued use of the platform after notice of a change constitutes acceptance. Questions: contact Aplus Service Pty Ltd, 57 Raws Crescent, Hume ACT 2620, or via the Partnership / Business Inquiries form on this site.
